- Invest owners corporation/association funds
- Provide on line communications and payment systems
- Levy arrears collection

- Facilitate Business Activity Statements
- Prepare and process data for income tax returns
- Facilitate Audits
Building Management:
- Annual inspections and reporting
- Fire Compliance and Annual Fire Certification
- Onsite inspections for major works, insurance claims, by-law breaches
- Issue of work orders to approved contractors
- Obtain quotes for repairs and maintenance and replacement works
- Notifications to occupiers on request
- Lease with owners and executive committee on works in progress and completed
- Facilitate Capital Fund and Sinking Fund Plans and Asbestos Registers
Meeting Organisation:
- Preliminary meeting notices for annual general meeting
- Organise quotes and deal with agenda items for meeting
- Send annual general meeting notices out with prepared financial reports, budget, minutes, proxy forms and any other necessary attachments
- Attend general meetings with owners corporation
- Type minutes
- Strike levies from set budget
- Update elected executive committee details
- Follow up with work orders, report requests, correspondence from meeting
- Prepare and attend, send notices, minutes, strike special levies, follow ups for extraordinary general meetings as requested
- Prepare and attend, send notices, minutes, correspondence for executive committee meetings as requested
- Update strata roll for company nominees, power of attorneys eligble to vote at a general meeting
- Attend to returned mail due to non-notification of change of address
Electronic:
- Document filing
- Mycommunity portal online access to owners, executive committee, agents and tenants
- Website for information, electronic forms, links, requests.
- Teleconferencing and Skype for meetings.
- Correspondence
Insurances:
- Renew insurances annually for building, liability, voluntary workers, office bearers, contents
- Obtain quotes for renewals
- Facilitate Insurance Replacement Valuations
- Provide certificate of currencies on written request
Professional Services:
- Provide advice on legislative requirements
- Assist agents, solicitors, tenants on behalf of lot owners
- Member of Strata Community Australia (NSW)
- Provide access for Executive Committee training through SCA
Dispute Resolution:
- Communicate with owners and executive committee members with dispute issues
- Prepare attend special meetings regarding disputes
- Receive and send correspondence
- Issue Notice to Comply Notices for breaches of by-laws
- Attend CTTT hearings
- Assist with Office of Fair Trading dispute resolution mediation
Training:
- Members of Strata Community Australia (NSW)
- All staff are required to have a minimum of Assistant Agent in Strata Management certificate following one week of Training and Assessments through SCA (NSW)
- Staff complete Continual Professional Training annually through SCA (NSW)
- In house webinars and training is provided to staff regularly from other sources
- External traineeships are undertaken and available to staff
Work Health and Safety:
- Work Health and Safety reports are provided to owners corporations, neighbourhood and community schemes to ensure compliance with Work Health and Safety Legislation.
- Asbestos Registers are available at our office for contractors or owners when work at building sites is required.
- Contractor details such as insurances, licenses, Australian business numbers, work method statements and risk assessment s are obtained prior to work being carried out with the assistance of Trades Monitor.
